Retaining walls for Brisbane's south-western suburbs

Practical guidance for sloping and flood-mapped blocks from Jamboree Heights to Richlands: when a wall needs approval, what drives the price, and an easy way to ask a licensed builder to quote.

Why Brisbane walls take extra thought

Brisbane's south-western suburbs mix 1970s hillside estates, riverside streets in mapped flood areas and brand-new compact lots. Each brings its own retaining problems, and the rules for approval are stricter than many people expect.

The 1 m and 1.5 m rules

A wall is exempt from building approval only if it retains 1 m or less, carries no surcharge load and sits at least 1.5 m from a building or another wall. Read the details.

Fifty-year-old timber and rock terraces in suburbs like Jamboree Heights and Middle Park are reaching the end of their life.

River and overland flow

Council maps flooding and overland flow. In some overlays, even a wall under 1 m may need planning approval. Check the FloodWise Property Report.

Compact new lots

On estate lots in Richlands and Sinnamon Park, walls often sit within 1.5 m of a house, which changes the approval picture.

Choosing a wall for a Brisbane block

Timber sleepers cost least to start with and suit low garden beds, but rot from the base in wet clay. Concrete sleepers on steel posts are the usual choice for boundaries and driveways. Core-filled or segmental block suits taller, engineered and curved walls. A tiered layout can soften a steep slope, but tiers closer than 1.5 m are treated together for approval.

Common questions

Do I need council approval for a retaining wall in Brisbane?

Not if the wall retains 1 m or less in total, carries no surcharge load (like a driveway, shed or house), sits at least 1.5 m from a building or another wall, and isn't part of a pool fence. Planning approval can still apply in some overlays. See our approvals page.

How much does a retaining wall cost in Brisbane?

Published South East Queensland installed price bands for 2025–26 are about $300–$450 per m² of wall face for timber sleepers, $550–$700+ for concrete sleepers and $550–$750+ for core-filled block, before GST, excavation, drainage and engineering. Your site decides where you land.
